I wasexcited to see that the corner of Carlaw and Colgate was finally going to be developed.  Now that Ihave seen the building design though, I realize that good design is still a long way from the norm in Toronto.  That is the ugliest new building I have seen.  It looks like a cheap precast concrete or stucco  mini-storage building, which I suppose it is in a way.

Good luck with Paula Fletcher.  Now that she is back in and the Walmart is avoided she is silent.  I have emailed with a number of concerns, received one response back from an assistant and then...nothing.  I have gone to a few open houses at Natalie Place and have yet to be impressed.  Crooked walls, poor finishes, wiggly newels on stairs, etc, etc.  Anyone purchasing in there had better be ready to spend  $$.  That being said, anyone foolish enough to move into a 100+ year old house has also better be ready to spend $$$.  We love it though; love the neighbourhood too.

Community Information Open House 

To residents of the Carlaw and Dundas area:

In 2002 the Official Plan Ammendment and Site Plan for the former Colgate factory lands were approved. The developer built the townhomes at Natalie Place and Logan and conveyed the land for building John Chang Park.

64 Colgate was approved for development but it was never built.

The developer is proceeding with the original approvals from 2002. This rezoning approval took place long before many of you moved into the neighborhood and preceded my election as your Councillor in 2003.

Of course many people have questions about the style and nature of the development.

I have asked the planning department and the developer to attend a community information open house where you can become familiar with the plans and ask any related questions you may have.

And, I wanted to note that this is taking place in the library on the night of the school's Fun Fair/BBQ/Silent Auction, which is taking place from 3:30 on. It's slated to end at 6:30 and we begin closing down the Silent Auction around 6:15, and folks linger until close to seven anyway. Please come early, grab a hot dog or hamburger and help our school's fundraiser if you can! I'll be adding the flyer and a list of the VERY kind sponsors and donors in another post here shortly.

 

As far as the meeting goes, I'll be attending the meeting as I live across the street from the development, and have plenty of questions. As Paula mentions, this was all part of Jack Layton's "Destination Carlaw" plan from way back when we bought our house, and I am searching for my stack of information with the original plans and approvals from back then. As I recall Planning specified that the style had to suit the visual image of the formerly industrial neighbourhood and it was actually great-looking and a good fit.

If you can find your files of the original architectural proposal that would be fantastic.  At the moment is certainly looks industrial but doesn't fit in with this formerly industrial neighbourhood.

Hi all new to the site. I'm going to try my best to make it to that meeting next week. I did email David Wan Director of Sales and Marketing dwan@aragon.ca as suggested earlier. If the we and the city can't make this developer provide our area with a better design I'd be willing to volunteer some time for rotating pickets in front of the sales office. Really, look how awful this thing is.

 

 

 

I think I'm the only real estate broker in town steering people away from buying something! They have proposed one change and that is to include brick on the thin vertical stripes above the parking garage and on the South side as well. In my opinion if it only looked like the sales centre we wouldn't have a problem. It's so weird, the sales centre looks like a fairly contemporary structure that may fit in well with the area but their actual design is completely different. Nothing adds up with this development. From the advertising, to the launch to the over all design it's all so disconnected. They have only achieved 30% sales to date when most developments launching in the east end are achieving that in the first 30 minutes. This location should be a sell out by now (or pretty close to it). I guarantee you if Lamb Dev Corp (a little biased because I work for the big bald man but can't argue that our stuff is superior to most) or Street Car Developments had this land it would be something special!

 

Bottom line is if they don't sell they can't build and at this rate they won't be able to put a shovel in the ground. The struggle I'm having is that the smaller (under 800sqft) floor plans are pretty good. The jr. 1 bedroom and the 1 beds and even some of the 2 beds are pretty good. The major problem is the 3 bedroom units. They are on prime corners but have full walls of useless brick when it should be a wall of windows to let in the South light. That's what my clients were looking forward to but just couldn't make themselves sign on the dotted line. Would be like living in a cave!

 

Also, to have parking included with units under 700sqft is absurd! Why the hell do you force people to buy parking spots, especially in this neighbourhood. They clearly have not done their research. They would have achieved higher sales if they reduced the price and make parking optional. Providing Auto Share and Bike Share space would have been more appropriate here. Price per square foot is pretty high considering you can still get superior product at Worklofts, Flatiron or The Ninety for much less per square foot.

It's probably one of the ugliest buildings I have seen proposed in a loooong time.

And it is not ugly because it is 'different' but because it is so blah!!
